How Much Cash to Buy Property in Singapore? (2026)

Calculate two figures before committing to a purchase: the money ultimately funded from cash, and the larger cash balance you may need before CPF reimbursement or sale proceeds arrive. A cost being CPF-eligible does not guarantee CPF can pay it on the day it falls due.

Start with the actual loan offer

For a qualifying first bank housing loan at 75% LTV, the usual minimum cash portion is 5% of the lower of price and valuation. The remaining downpayment can use eligible CPF or cash. At a reduced 55% LTV, the minimum cash portion is 10%; with existing housing loans, the cash requirement can be 25%. Use the full LTV table for your route. HDB loans have a 75% ceiling and no mandatory cash downpayment if eligible CPF can cover it. Any price above valuation must be paid in cash. For a completed property, the CPF charge is generally lodged at legal completion, so stamp duty paid earlier normally needs cash bridging before reimbursement. Certain uncompleted-property transactions can use CPF directly if the charge is lodged within the duty deadline. HDB buyers should confirm the process with HDB. Worked example: S$800,000 resale flat with an HDB loan

Assume an eligible buyer gets the full 75% loan, price equals valuation, no ABSD applies, and sufficient OA is available. Loan: S$600,000. Downpayment: S$200,000. BSD: S$1,800 + S$3,600 + S$13,200 = S$18,600. Downpayment plus BSD totals S$218,600.

This is a funding requirement, not automatically S$218,600 cash. Eligible CPF may cover those items, subject to timing. Add a hypothetical S$3,000 for fees, S$40,000 renovation and moving budget, and S$30,000 retained cash reserve: total resources required become S$291,600. Those three additions are planning assumptions, not fee quotations. If OA pays S$218,600 and the S$3,000 fees are paid in cash, the ultimate cash allocation is S$73,000; any earlier stamp-duty payment temporarily increases the cash needed.

Worked example: S$1.5 million condo with a first bank loan

Assume price equals valuation, 75% LTV, no ABSD and enough eligible OA. Loan: S$1,125,000. Downpayment: S$375,000, including S$75,000 mandatory cash and S$300,000 cash or CPF. BSD: S$44,600. Total downpayment plus BSD: S$419,600. IRAS: stamp-duty rates.

If CPF eventually funds S$300,000 of downpayment and all BSD, S$75,000 remains the ultimate cash portion of those two items. Before BSD reimbursement, cash needed for them can reach S$119,600. Add legal costs, valuation, renovation, moving, reserves and any buyer-agent fee actually agreed. Option and exercise payments are normally part of the purchase price; do not add them again to the full downpayment.

What changes the answer?

A lower valuation creates both a cash-only premium and a smaller loan base. ABSD can add a large separate duty; confirm citizenship, ownership count, joint-buyer treatment and any remission with IRAS. A smaller income-approved loan increases the amount funded outside the loan. CPF withdrawal limits, age and remaining lease may restrict the OA you can use.

For an upgrade, put sale completion, outstanding-loan settlement, CPF refund and new-purchase payment dates on one timeline. A refund expected next month does not pay this week’s duty.
