The defaults give S$44,600 BSD and zero ABSD for a Citizen’s first home. Select one existing property: ABSD becomes S$300,000 and total duties become S$344,600. A S$800,000 first-home purchase gives S$18,600 BSD.
At S$1,500,019, the final S$19 sits in the 5% band. Unrounded BSD is S$44,600.95; payable BSD is S$44,600. Each payable duty is rounded down independently, with a S$1 minimum when that duty applies. Exempt ABSD stays zero. IRAS: residential Buyer’s Stamp Duty. IRAS: Additional Buyer’s Stamp Duty.

BSD tiers date from 15 February 2023; ABSD rates date from 27 April 2023. Use IRAS for historical purchases, mixed-use property, remissions and special transfers. Entity and trustee options show 65% before any applicable relief; they do not model housing developers.
When cash is needed
Do not wait until completion to arrange stamp duty. Documents executed in Singapore generally must be stamped within 14 days after execution to avoid a penalty; for documents executed overseas, the general deadline is 30 days after receipt in Singapore. Electronic documents have specific execution rules. Confirm the relevant date with your conveyancer. IRAS: document execution and stamping deadlines.
Eligible CPF savings can fund BSD, ABSD and certain legal fees. Generally, pay stamp duty in cash first and arrange CPF reimbursement when a CPF charge can be lodged. The reimbursement date may be later than the duty deadline. Do not count a future CPF reimbursement as cash already available. CPF: eligible property fees and reimbursement timing.
Use the result in a purchase budget
Add downpayment, conveyancing, valuation gaps and a post-purchase buffer separately. Review joint-buyer and remission rules before treating this estimate as the payable amount. A low ownership share does not automatically reduce the rate on a joint purchase.

Are remissions deducted automatically?
No. Results show ordinary duties before any applicable remission or refund.
What value should I enter?
Enter the higher of the purchase price and market value, in Singapore dollars.
Does this include all buying costs?
No. It excludes the downpayment, loan fees, legal fees, renovation and Seller’s Stamp Duty.
